Modular luxury house based on the Munich model.

This modular house under construction in Mallorca is based on the Munich model from our Collection 111 catalogue. A house with a somewhat remarkable history, as the client had already built his first house with us as a private individual and wanted to use this opportunity to build a second house for sale.

We at Villen inHAUS had already had the pleasure of building his first house, but due to personal circumstances he was forced to sell it. To the builder’s surprise, the sale not only recouped his original investment, but also made him money. So this time, as a builder and lover of the Tiana model, he wanted to build this catalogue home for sale.

‘With inHAUS I knew exactly what was going to happen, how long it would take and how much money I would spend, no surprises. So it’s much easier to simplify the numbers and know if it’s a good investment or a bad investment. According to the client, Christian, he wanted to secure his investment, so he came back to inHAUS.

A luxurious home with 320 m² of floor space and a spectacular S-shaped floor plan that emphasises the interplay of volume and overhangs. Another key feature of the house is the contrasts, both on the façade, to further emphasise the volume, and inside, thanks to materials such as natural wood and technology.

A living room with an open and warm concept

Thanks to its large windows, the Munich model is ideal for plots with sea and landscape views, as in this case. In addition, the interior of the house has a relatively conventional design, making it more adaptable to the needs of future buyers.

An O-shaped floor plan makes it a compact home with a kitchen open to the living room and ground floor bedroom. Two further bedrooms and a suite complete the programme on the first floor.

As the design and construction of this model was aimed at a quick sale of the house, neutral materials were chosen, mainly in the Mediterranean style so characteristic of the Balearic Islands. This is how the interior design style proposed by Villen inHAUS was conceived.

Contrasts and light as key elements

The interior of the house also emphasises the contrasts of materials and maintains a warm and welcoming Mediterranean style.

The lighting is the key to giving meaning to some of the interior spaces and distributing the natural light from outside throughout the house.

Every part of the house has been thought out in detail, both the exterior design, the distribution of spaces and the interior design, always looking for functionality and design in every room of the house.

Christian, his experience as a professional customer and his investment

During the interview Christian tells us that when he found inHAUS what he liked the most was that everything was streamlined and measured, being able to give him a fixed price and security during the construction process in the factory, getting to enjoy during the process.

In addition, he also explains how the experience of selling his first house made by inHAUS was in terms of investment and what made him decide to build a second house with us, this time based on one of the models in the catalogue, as it is faster and more economical to build.

Finally, regarding satisfaction with inHAUS he also adds:

‘When you have done more than a hundred houses with the same system you already know everything that can go wrong, so the unknown disappears and, thanks to that, everything was very easy, You just come, choose the materials, visualise it and suddenly four or five months later here it is, built.’

The project is based on the Munich model from the inHAUS catalogue 111, a model with a conventional programme and a compact layout in the shape of an ‘O’, functional and simple. Strong contrasts in the materials and the open-plan spaces. A total of 4 bedrooms, including a full suite and two storeys. In the exterior design, the porches and the play with the S-shaped floor plan and the resulting volume of the house stand out. Ideal for plots with views.
