Customised modular accommodation with fitness room and service suite.

Industrially manufactured house under construction, designed entirely to measure for a family of four who were looking for a functional and spacious layout to enjoy outdoor living.  
 
The house is located on a plot of almost 1,500 m² and has a built area of 396 m², spread over two floors. The large covered veranda, with an area of 75 m², is clearly the central element of the design of this modular house. It was proposed by the inHAUS team to increase the space available to the clients.
 
From the outset, the project was characterised by the involvement of the clients in the design process and underwent several changes during the course of the process. During the project, the clients clearly defined their needs and priorities, thus adapting the design of their future home.
 
The ground floor comprises the living area, a kitchen separated from the living room with a large pantry, a large open-plan living room that creates spaces with different atmospheres, as well as a guest room with bathroom, an office and a maid’s room with en-suite bathroom. Upstairs, there are three bedrooms with en-suite bathrooms and a dressing room.
 
The house is complemented by a separate gym with separate access from the outside.

Outdoor areas as protagonists

The large covered veranda, with an area of 75 m², is the centrepiece of the project. It was not originally planned, but was suggested by inHAUS after analysing the clients’ needs. This veranda becomes a natural extension of the living room, creating more space and extending outdoor living. 

Open and outdoor spaces were crucial for the clients, as they envisioned their future home as a place for gathering and socialising with friends and family. For this reason, an open-plan living room (with separate areas) and its extension to the outside with large windows and the veranda were proposed.

The project also includes a gym with separate access from outside the house, a fully equipped and private area on the property. 

A spacious and clearly functional layout

The ground floor houses the living area, which is designed as a large communal space where people can spend time together. A spacious and bright L-shaped living room creates different atmospheres, such as a cosy area with a built-in fireplace and a smaller, more intimate space for watching television.

There is also a kitchen separate from the living room with plenty of storage space, which is visually connected to the outdoor area. The basement has two bedrooms with en-suite bathrooms (one for staff and one for guests) and an office. 

The upper floor is the family area with three bedrooms with en-suite bathrooms and separate bathrooms for each room.

Inside, the house is characterised by the use of fine materials: natural stone on the walls and stairs and wood in the communal areas, creating a cosy atmosphere. 

On-site assembly
The seven modules and 75 m² veranda of this modular house were transported to Barcelona by lorry in a journey lasting more than five hours.

Changes were made to the design during the course of the project. Originally, the plan included a garage in the basement, but after more detailed analysis, it was decided to use this area for a complete service area with a bedroom and bathroom, in order to be prepared for the future and the possibility of domestic help. 
 
The concept of a spacious, expansive veranda extending the living area of the living room was the key element of the design. This solution met the clients’ most important need: to be able to share the space and enjoy the entire outdoor area. 

Plan and layout

This house has a fairly compact O-shape. The layout of the house is based on functionality and the ways in which the house can be used by its occupants. Overall, the house has a large open-plan living room measuring 55 m², five bedrooms, each with its own bathroom, dressing room and toilet (one suite for domestic staff and another for guests). A 13 m² office in the living room allows you to watch television in complete privacy, and a fitness room has separate access.
